Don't Overpay For Real Estate Investing Courses - Do This Instead

Scott Dillingham:

Welcome back to the wisdom lifestyle money show. I'm your host, Scott Dillingham. Today, I'm going to be talking to you about how so many people overpay into these real estate courses, real estate coaching, all this different stuff, and I'm here to tell you don't do it. There's an easy and free solution for you, and I'm gonna share that with you right away. So the problem with a a lot of the online courses and coaching that you see is that nowadays with social media, everybody is an expert.

Scott Dillingham:

I find it not only in investing, I find it in all categories. Right? Somebody who has a product to sell, they come out of the woodwork and become an expert. And because they're an expert, a lot of people will listen to them. And for those of you that are listening to this, I did air quotes for the expert.

Scott Dillingham:

So the thing is is you really have to look into the person and see if they're actually doing what they're saying. So there's so many coaches, so many courses, right, where they're selling real estate, investing in real estate, and you just need to look and see, is this person actually investing in real estate or are they coaching and they're just good at marketing and then they're selling you a marketing product? So I encourage you to take a look at that. We've had people that have paid $25,000 or more for coaching and memberships and that type of thing find more value than in in the free thing that I'm gonna share with you than in in those resources where they paid that much money. So it sounds crazy, and I'm gonna outline it.

Scott Dillingham:

So there's this course that's free. It's called fire your boss. So for those of you that are real estate investors, you know that fire means financial independence retire early. Right? So fire your boss real estate investing course.

Scott Dillingham:

So I'm gonna break down some of the modules and what it covers. And just so you know, this was actually built by myself and my team and different various industry experts. So all the information that I'm about to share with you is proven. You can research the investor or the special guest who's hosting that module and you will see that they're experts. So in this free real estate investing course, and by the way, I'm going to show you guys how to get it for free, if you hang on for just another minute here.

Scott Dillingham:

But we cover the introduction to real estate investing, so we you know, how to get started. 101, investing 101. We're gonna cover all the basics that you need to know to get going. We've got a lawyer on who then helps us with agreement and sale purchase pitfalls. Should they help you write in those right clauses and what to be careful of in those contracts?

Scott Dillingham:

We have an interior designer that comes on and she shares how to design your renovations for your maximum ROI. So she'll show you, you know, you don't need to spend x and do all these crazy things. You just have to make it look good. And she shares some of her her tips and tricks. We have a wholesaler who comes on and shows us how to find off market properties, which is awesome.

Scott Dillingham:

Right? Who better to learn from than an actual wholesaler? Then I run the module on how to improve your credit score. So I show you all the tick the tips and tactics that really help fast too. Not just like that boost your score over a 2 year period.

Scott Dillingham:

I show you the things that help you boost your score today. K. Then we dive into financing. So that was under the getting started module. Then we have a financing module, which we show you how to optimize your finances so that we can buy more.

Scott Dillingham:

We deep dive into mortgage plus improvement financing. Also, we have a USA lending or financing option in there as well, which we cover if you're interested in that. Again, none of these modules are mandatory for you to take. It's just this is all what's included. Next up, we have a bunch of investing strategies.

Scott Dillingham:

So this module, we wanted to have experts on that talked about all these different investing niches in case you found one that you like. So some of the niches that we cover in this this free course is EDUs. We cover Airbnbs. We cover flipping, joint ventures, land development, promissory notes and security, US investing, and VTBs. Okay.

Scott Dillingham:

We're we're actually gonna be adding a few more niches in there, but that's what we've got so far. Next up, we cover asset management. Right? So you've built this whole portfolio after following this course, and now you need to protect yourself, minimize taxes, lower liability, right? And so we have experts, because I'm not licensed in those areas, but my experts that I had on are, and they cover bare trust agreements, what they are, how that works, how that helps with financing.

Scott Dillingham:

Right? Because, I'm not gonna get into it here, but but not a many lenders allow you to register a property in a corp, so the bear trust agreement kind of allows you to do that. Then we talk about financing with holding companies, property insurance specialists, so we cover that, and property management, right, to protect your asset. Lastly, the end of it all, right, and we try to build this as in it's your life, right, is your estate and tax planning. Right?

So now your estate planning is is the next module. We cover family trusts and tax efficient strategies that you can use to invest and to grow. I get a lot of calls and people ask me, like, why do you do all this stuff for free? The thing is is we like to give, but not only that, I mean, we do mortgage financing. So we find by helping and educating clients or investors, they end up turning into clients, and then we can help and guide them through their whole journey, right, their whole growth journey. So that's why we do these things because we are lenders. So, yeah, it's just one of the one of the benefits we do.
